How to Really Show Your Home

Now that we're past Labor Day, I wanted to share some tips on taking advantage of the season before we really hit the seasonal slowdown. Showing off your home to its best advantage is crucial to winning what I dub the "price war and beauty contest." A showing on your home is a lot like a first date! You clean up, put your best face on, and try to impress someone that you barely know! Except, you know, they're a potential buyer of what has been your home.
'Has been your home,' Cheryl?
Yes, Bob. Having the right mentality when you have your property on the market is very important. Put yourself in the buyer's shoes. If you're walking in for your first date and you see dirty laundry, stained carpet, a bad roof, and a toupee askew, it's like smelling bad breath from across the dinner table! Now, I don't agree with removing all of your personal belongings, such as family photos and abstract artwork, because you're not fooling anybody by trying to make them think you don't live there. I would say to remove anything that could potentially be distracting to a buyer. Generally, a buyer only spends about ten to fifteen minutes viewing a home, and you don't want those precious moments wasted by them checking out your Hawaii family vacation photos!
Hawaii would be distracting... What else?
Well, let's get some necessary ingredients to start this show off right: paintbrush, Lysol, steam cleaner, and a lawn mower! Next, you want to create a good flow. Impress them immediately by really making your front entryway look fabulous! This is the buyers' first impression, and we all know that first impressions sometimes last forever. Other crucial areas are the living room, kitchen, and, of course, the master bedroom. Focus on making sure that each room is looking spectacular and their purposes are shining bright!
Sounds like you can really improve upon your home without breaking the bank.
Enhancing your home doesn't necessarily require burning holes in your pockets. You can work within your means to make the improvements that are most necessary, and that indeed will make a big difference when showing your home!
